On Poyntz Avenue in the City of Toronto, our client proposed a redevelopment to better utilize a 50-foot residential lot. The project involves the demolition of an existing one-storey single-detached dwelling to facilitate the construction of two new, architecturally similar two-storey single-detached homes. To support this intensification, a Consent to Sever application was submitted to divide the property into two residential lots, each featuring a frontage of 7.64 metres.
Design Plan Services Inc. was retained to lead the planning process and represent the client at the North York Committee of Adjustment. We secured several minor variances, including relief for lot area, frontage, and side main wall height.
