On Fairfield Avenue in the City of Toronto, our client sought to optimize an underutilized 50-foot residential lot. The proposal involves the demolition of an existing two-storey dwelling and detached garage to facilitate the construction of two new two-storey single-detached dwellings. To achieve this, a Consent to Sever application was submitted to divide the property into two equal residential lots, each featuring a frontage of 7.62 metres.

Design Plan Services Inc. was retained to lead the Committee of Adjustment process, securing both the consent to sever and several minor variances related to lot area, frontage, and floor space index.
