On Leyton Avenue in the City of Toronto, our client sought to maximize the utility of their property through gentle intensification. The proposal involves a Consent to Sever application to divide the existing lot into two asymmetrical parcels. While the existing two-storey, six-unit apartment building will be retained on one part of the site, a new two-storey fourplex is proposed for the newly created severed lot.
Design Plan Services Inc. was initially retained to prepare a Planning Investigation Report. After reviewing our findings, we were retained to assist with the minor variance and severance process.
