Located in Barrie, the property at 66 Tiffin Street was a single-detached dwelling property that a client had purchased with the intent of demolishing the existing dwelling to construct a new residential fourplex building. The proposal included a number of variances that required approval from the Committee of Adjustment, mostly related to the built form, massing, and site layout.
Design Plan Services Inc. was retained to undertake the initial research and prepare the application. Acting as the authorized agent representing the property owners, a Planner from Design Plan Services presented the application to the Committee of Adjustment. He provided professional planning rationale to the committee, who eventually ruled in favour of the property owner.
